I’ve seen it a thousand times, literally.
Some “guru” rents a conference room, gives a half-hour of vague motivational fluff, then hits the crowd with a pitch that’ll cost you thousands. Or you get the “investor clubs” run by people who make their money selling newbies overpriced garbage. Then there are the so-called “mentors”, the illegitimate lovechild of a personal injury lawyer and a used car salesman, raised by a pack of gypsies.
Large or small, it’s all the same scam: “help” that’s really just a way to separate you from your cash.
They preach passive income while making their money selling courses and “services.”
Here’s the truth:
Real estate is the best way to build wealth in America, short-term and long-term. But 90% of the people preaching it are selling dreams, not deals.
Me? I don’t mentor. I don’t run bootcamps. I don’t play guru.
I buy and sell real estate, single-family, commercial, multifamily, retail, office/warehouse, and I’ve done very well doing it.
Sometimes I pass along good deals. Most of the time, I get paid for it. Sometimes, friends get them for free, because I’m not completely an asshole.
I don’t have a “buyers list.” I have a few people I trust who can actually close.
And I don’t wholesale anymore, too many wannabes trying to renegotiate or back out and leave sellers hanging.
When I put something under contract, I close. Period.
