The house appliances include include a large set H3 stackable washer and dryer along with refrigerator, stove, oven/microwave, dishwasher, super-sized 5 ton central HVAC (stay cool and dry). The two open rooms are the largest room each with private bath. All deposits and bills are included(internet, gas, waste water, trash, except electric &water~$25/mo.). Your bedroom is fully furnished with hardwood desk and dresser, queen-sized bed and black-out curtains. All rooms have separate door locks for privacy and security. Kitchen supplies include ALL kitchen utensils, dishware, and small electric appliances. All you need to do is bring your suitcase to be completely moved in for your 10 month study or full 4 year+ study with free rent lease renewals. The A&M SW Bus stop is at the end of the block on SouthWest Parkway running every 15 minutes.
This is the best place because it is...NOT a condo*** It is a 2 story townhouse. No one else will be living above or below you and you have no elevators or stairs to climb to get to your place.
NOT a house**** As a townhouse, you have no required maintenance. All outside lawn care, pool care, and property maintenance is done by the townhouse HOA(only 2 required: 1.gated patio is tiny and easy to keep-up & 2.inside AC (2)filter changes, that are supplied). No carpets are needed to keep cleaned and an interior deep cleaning service is provided, beginning every fall semester.
NOT an apartment****It is living with larger, more quiet and separate units than most student apartment housing. Blinn College is located only 6 miles away from the townhome, on a loop to TAMU, if you are enrolled in both colleges.
The lease is 10 months with a 2mo(JuneJuly)free rent(not bills) upon lease renewal. Confirmation is by a letter of acceptance into the TAMU Engineering Program, including Bio and Ag Engineering, or continuing engineering class schedule as proof of TAMU enrollment.
Some assurance of financial stability is required such as a Bank Letter of Credit, or your recent credit report, parent co-sign. A $30 application fee for a credit check is taken out of the deposit. Without credit, an escrow account can be established through Chase Bank. Western Union can transfer the initial deposit and rent payments for international applicants.
The Waterwood Townhouse front entry gate on Krenep Tap Rd is closed for improvements to the road and park across the street. The improvements with new 10ft wide shared-use concrete paths for bicycles, (including electric bikes) on both sides of the street is completing by September 2026. The alternative gated entry, on Central Park Ln., (off Southwest Parkway-next to the TAMU bus stop), avoids this sidewalk project completely.
